Investments

Since 2011, SRF has made investments in over 18 properties consisting of over 3,000 residential units and over 200 hotel keys.
Investments include:

1. Bridge loans on condominium acquisitions.
2. Preferred equity investments in multifamily properties.
3. LP investments in multifamily and hospitality properties.
4. GP investments in multifamily properties.

Capital Raising

Investors, operators and developers have relied on SRF (and its affiliate Hospitality Funding, LLC) in securing acquisition, construction and permanent financing. SRF provides practical debt and equity solutions for our clients. We provide our clients with diligent underwriting and have successfully raised capital (both programmatic and one off transactions) for a number of industry leaders.

1. Permanent Loans – originates medium and long term mortgages for all types of commercial properties.
2. Forward Commitments – arrange permanent loans to be funded at a future date to take out construction or bridge loans or to guarantee the refinance of maturing loans.
3. Bridge Loans – often used in conjunction with the acquisition or turnaround of a property, these loans provide one to three years for the owner to reposition the property, thus redefining its economics.
4. Acquisition & Development Loan – to assist developers and investors in purchasing existing properties and sites for future development, we arrange financing to meet short and medium term investment requirements.
5. Construction Loans – construction financing for all property types with a concentration in on apartments, condominiums, hotels, office buildings and retail properties.
6. Mezzanine Loans – designed to increase the leverage and returns on commercial and residential properties by inserting a layer of debt between the first mortgage loan and the owner’s equity.
7. Equity Investments – structuring institutional and private equity joint ventures to facilitate acquisitions of existing properties and new project developments.

ASSET MANAGEMENT


Asset Management

SRF has significant property level experience in condominium sales and marketing, construction management, homeowner relations and property operations including condominium, multifamily, office and hospitality assets. SRF has managed the sale over 900 condominium units since 2008 as well as the completion of multiple developments over that same time.

4. Provides arm’s length protection for ownership

5. Implement business plan in accordance with investment strategy, while monitoring and adhering to agreed upon budgets

ACQUISITIONS


Acquisitions

SRF provides lenders, operators and investors with hands-on acquisition services, real estate advisory services, strategic oversight of planning, and a solution to successor developer issues. Services include, but are not limited to the following:

1. Project feasibility
2. Financial modelling/analysis
3. Due diligence including third party coordination
4. Lender and Joint Venture negotiations
